揭露仙桃楼盘现状！存量住宅用地超3千亩，7个项目未开工！

仙桃共20个存量住宅用地
总面积约221.44公顷 

近日，仙桃市自然资源和规划局公示了存量住宅用地项目，总计涉及20个项目，存量住宅用地总面积为221.44公顷(3321.6亩)，未动工土地面积为59.96公顷(899.4亩)，已动工未竣工面积为161.48公顷(2422.2亩)，未销售房屋的土地面积为149.37公顷(2240.55亩)。

清单显示，目前仙桃市存量住宅用地未动工项目7个，已动工未竣工项目13个，共有在建或待建项目20个，以上项目住宅类型均为普通商品房。

未销售用地149.37公顷
南城新区存量面积最多 

根据全市各版块未销售房屋的土地面积占比图来看，南城新区存量住宅用地较多，为约86.90公顷(1303.5亩)，占比58%；其次为乡镇32.32公顷(484.8亩)，占比22%；城西板块为27.23公顷(408.45亩)，占比18%；城南、老城区相对较少，占比1%，分别为1.36公顷(20.4亩)、1.57公顷(23.55亩)，城东板块暂无。

未动工土地59.96公顷
最快年前可入市 

数据显示：在20个存量住宅用地的项目中，有7个项目暂未动工，超四成在南城新区板块。其中，新城控股仙地【2021】136号、仙地【2021】137号两幅商住用地即将开盘，预计2025年竣工；当代南城壹品临时展厅现已开放，预计2024年竣工，共计34.18公顷(512.7亩)。 

城西板块的西城名苑约4.22公顷(63.3亩)，预计2025年竣工、老城区板块的水云间五期1.57公顷(23.55亩)也会随市推出，预计2025年竣工。

通俗地说，通过这个清单可以直观地看到哪些楼盘尚未动工，哪些楼盘已经动工了但还没完全竣工，还没竣工的部分里有多少还没销售。 

公布存量住宅用地清单，是建立房地产市场平稳健康发展城市主体责任制决策部署的具体举措之一，主要目的就是要通过的透明公开信息发布来引导市场预期，同时也是能有效督促项目及时开工建设、及时供应销售。加快推进存量用地的建设与供应，将大大缓解供需矛盾。 

下面小编根据以上清单绘制城区各版块的库存用地： 
南城新区

南城新区共有10宗存量土地，面积达到86.90公顷(1303.5亩)，存量面积在各区中最多。不过目前，大部分均已经进入施工期，这一定程度上体现出该板块建设体量大，周转相对较快。在未来的两年，这些区域将会大变样。

城南

 自城市南向发展以来，城南板块可发展面积大幅度缩小，仅有1块存量房土地，且已经动工。作为仙桃开发最早最受欢迎的区域之一，存量房自然就相对较少，而且开发销售较快。

城西

 成作为老牌宜居片区，存量房土地有5宗，共计约27.23公顷(408.45亩)，大部分为已动工未竣工状态，另一处西城名苑未动工，约4.22公顷(63.3亩)。

老城区

 老城区改造难度大，整理出的土地相对较少，仅有1宗存量房土地。

从上述信息中，我们不仅可以看出，自己家的新房，有望在何时竣工。 

同时，也可以通过这份信息做出两个判断：一个是当前仙桃重点发力的究竟是哪个区域；另一个是未来几年，随着这些住宅项目的建成，仙桃究竟哪个板块将成为人气旺盛的成熟居住区。
